Hawaii Bound

Now that I’m going to Hawaii TO LIVE and WORK, I wonder how the FSBO picture is there? Anyone know? Anyone interested? With all the foreclosures on the mainland the FSBO picture has been bleak, unless they’ve been foreclosed upon and then they may get some business but otherwise it’s been dry dry dry. I’ve thought about deleting this blog but I may keep it for awhile to see out it goes in Oahu. I’ll be there December 1, 2009 and hopefully will have my Hawaii RE license by then. If not, it will be soon after my arrival.

Thinking about more and look at the number of For Sale signs that are turning into For Rent signs or For Lease signs. What about that deal that fell through again? For some it’s a busy market but for many it’s dry and slow and a hard push to the finish line when a deal finally makes it to escrow. The investors are back because the best deals are being gobbled up. But that leaves many, many deals that are good but not “the best”. It’s still the time to buy in the desert and will probably be this way for another 3 to 6 months.

I just located another HOT FSBO. This one is in Palm Desert, CA near the College of the Desert, McCallum Theatre, El Paseo (the Rodeo of the desert), and the wonderfully designed Palm Desert lake/park area. This is a 4+2.5 with Koi pond, pool, and casita. It’s now listed at $599,000 which is a very good deal. Give me a comment and I’ll get back to you.

Do FSBOs Need Help?

I just read an article, from a Realtor, that bemoans the fact that FSBOs inherently distrust the commission amount asked from them. Why would an FSBO pay a commission when they can sell the property themselves and save that 3% to 6%? The first thing that comes to mind is they have an idea of what they want for the property and then there is the actually sell price. There is an asking price and there is a sell price. Many times that is a sizable difference. A difference that is greater than the sell price a realtor could get plus his/her commission. The FSBO loses money but can say they sold the property themselves. In this market I see southern California FSBO listings come across my desk at rate of at least 20 a day. The question is, how many are selling? Of the properties I’ve tracked, and this has been since last December, I haven’t seen one sell. The FSBO myth is that there is a deal to be made simply because it’s an FSBO property. The FSBO can offer a lower price because they’re not paying commission but what happens, especially in this market with REOs, Short Sales, and Foreclosures, is that it’s not nearly low enough precisely because it’s an FSBO advertised property because people are expecting even better deals than what they’re seeing in the market. The buyers that look at FSBO properties are looking for even better deals than usual and when that doesn’t happen they go back to the normal channels to find their “good deal”. Could it be true that simply listing the property with a Realtor can bring a higher sell price? I imagine that’s the retort a Realtor would give. What do you think?
